Based out of Madison, WI we are an established leader in the multi-family housing industry, managing a growing portfolio of 55+ senior communities and multi-family developments throughout the state of Wisconsin. Our Maintenance Supervisor plays an integral role in the success of our multifamily rental community. Working with the Community leader, this position is responsible for the administration, and completion of all preventative and reactive maintenance services, inventory management, emergency on-call scheduling and coverage, and apartment turnover preparation and/or renovation for the assigned community.
Essential Duties:
- Schedule, coordinate, and complete directly or indirectly all maintenance needs for the community. Oversee the work of all on-site maintenance team members and outside vendors.
- Reduce vacancy loss by ensuring efficient and timely turnover of all vacant apartments/townhomes.
- Repair appliances, fixtures, switches, outlets etc.
- Perform light plumbing work such as clearing blockages, replacing fittings, garbage disposals, and overseeing outside vendors where necessary.
- Repair broken glass, screens, locks, blinds, etc.
- Maintain basic HVAC systems.
- Maintain curb appeal by ensuring all trash and debris are removed each day throughout the grounds.
- Keep and maintain accurate records of inspections, service request status, and general performance of the maintenance team.
- Conduct regular property inspections to determine maintenance needs.
- Light drywall repair and painting where necessary.
- Maintain emergency lighting and detection checks and repairs.
- Complete pre-move-out and final move out inspections to proactively determine maintenance needs.
- Assist with light grounds care and snow removal where necessary to ensure safety of the exterior grounds.
Skills & Qualifications:
- High school diploma required.
- Trade school education preferred.
- 3 + years of residential Maintenance experience required.
- Have or willing to obtain role specific certifications required. (EPA, CPO, HVAC).
