What You Will Be Doing
-Manage all aspects of the project including profitability, schedule adherence, conformance to specs and drawings and customer expectations
-Work with Superintendent and Project Coordinators to develop the project plan, means and methods, recordkeeping and monitor the project schedule
-Develop recovery strategies when project schedule or budget are in jeopardy
-Manage in coordination with team an estimate, buyout, budget and schedule for clients
-Maintain awareness of current marketplace and trends to gain and maintain our competitive advantage
-Establish and maintain positive relationships with clients, consultants, subcontractors, public and project teams
-Process all change orders, including negotiating and assessing cost and schedule impact
-Manage all facets of project close-out, including archiving of documents, maintenance and warranty manuals, deficiencies, and warranty work
-Complete project estimate from start to finish including but not limited to: review specs, send out request for quotes, perform take offs, compile subcontractor quotes, and write up estimates
-Control project cost through a combination of industry methods to ensure financial performance on the project
-Identify and implement opportunities for value engineering, cost reductions, increased profitability, and continual process improvement
-Review general conditions and labor requirements with project management team keeping financial commitments top of mind throughout the project
-Become proficient in, and utilize, Clune established systems and technology to work efficiently and to the highest standards
-Participate in business development and client relationship management by attending client events and maintaining relationships with past and current clients, designers, and building managers
What You Need for this Position
- High School Diploma required (any additional experience is definitely a plus)
- 5+ years of GC-level experience in ground-up commercial construction
- 3 years' minimum supervisory experience as a Lead Superintendent in commercial, industrial or tenant improvement construction
- OSHA 30 safety certification
- Assist with managing subcontractors and have strong leadership skills
- Must be able to read and decipher construction documents
- Ability to identify quality workmanship as it relates to building codes, industry standards, and contract documents
- Ability to draft and generate competent daily reports, delay logs, and other jobsite safety paperwork
