For more than 25 years we have been delivering award winning communities from coast to coast. From luxury mixed-use complexes to sprawling senior living facilities, we have built over 70000 housing units over the last 20 years.
We are looking for tech-savvy project managers who can embrace the innovative techniques that our company provides. We have 5 OR 6 projects for 2019 in type 3 and type 5 construction, that are either in the form of a podium build, wrap build or garden style walk-up. All projects are typically over 100 units, and tend to fall in the 100-400 unit range.
What You Will Be Doing
Manage Ground-up Type-III and Type V stick frame Multifamily podium and wrap projects.
Projects ranging in the $20-80M+, 200+ units, 5 to 7 stories
-Primary point of contact to several Clients, and in-house departments including Design team and Integrated Services.
-Participate in all Client/Design/IS/Manufacturing meetings from Pre-Con Phase to Project Completion with a focus on providing constructability, assembly and logistics insight.
Primary point of contact for all Project related needs:
-Coordinate all project buy-outs and subcontract awards with Integrated Services.
-Review and supervise all project schedules, costs, site safety and logistic plans, and subcontractor and materials coordination plans.
-Ensure all project estimates are prepared in accordance with the requirements of the project. Become familiar with each estimate to fully support its integrity.
-Manage the overall financial success of each Project with a specific focus on cost, efficiency and profitability.
-Run weekly internal project meetings and be available for all project related OAC and Subcontractor meetings.
-Supervise the timely and accurate processing of all project billing and invoices within a defined monthly cycle.
-Implement assigned duties with an exceptional level of accuracy, timeliness and cost effectiveness.
-Establish and maintain a professional working relationship with the owner, design team, clients, building officials, municipality representatives, architects, engineers, designers and subcontractors.
-Manage project budget and schedule updates.
-Review subcontracts and proposals; lead negotiations for changes to conform with company standards and practical expectations.
-Prepare monthly cost projections and project status reports.
-Lead construction progress meetings.
-Review and monitor all design and construction phase documents for conformance with the budget, schedule and prime contract.
What You Need for this Position
Must have skills:
- Three (3) plus years of Project Management experience within the Ground-Up Multifamily/Commercial space.
- Three (3) plus years years of General Contracting / Owner-Builder Experience
- Recent Ground-Up Multifamily Construction experience
- Podium/Wrap Style Building experience
- Wood Framing on Multifamily Structures experience (Type-III or V)
